ADU Builders in Seattle

Accessory Dwelling Units, From Plans to Move-In

An accessory dwelling unit can house a parent, give a grown kid a place of their own or bring in rental income. Be Home Remodeling designs and builds ADUs across Seattle and King County: detached backyard cottages (DADUs), attached ADUs and in-law suites, basement apartments and garage conversions.

The project runs under one contract with one licensed and insured contractor (WA Lic. #BEHOMHR756C7): feasibility, design, permits, utility connections, construction and the final inspection. If you are comparing ADU builders near you, start with a site visit and we will tell you what your lot can hold.

The Kinds of ADU We Build

  • Garage conversion: often the fastest and least expensive route, since the walls and roof already exist. See our garage conversion page.
  • Basement or attached ADU: a separate unit inside or attached to the main house, with its own entrance. See our basement remodeling page.
  • Backyard cottage (DADU): a new detached unit built from the foundation up.

What an ADU Costs in Seattle

  • Garage conversion ADUs: starting at $80,000, since the walls and roof are already there.
  • Basement and attached ADUs: priced at a free feasibility visit.
  • Backyard cottages (DADUs): priced at a free feasibility visit, after we look at the lot, utilities and access.

Sewer, water and power connections, slope and access move the price more than finishes do, so a project manager looks at your property before anything is priced. Ask about financing options. Availability, terms and approval depend on the lender.

Washington ADU Rules That Work in Your Favor

Washington law now requires every city in King, Pierce and Snohomish counties to allow ADUs on most residential lots: at least two per lot, attached, detached or one of each. In most cases a city cannot require the owner to live on the property, so you can rent the ADU, the main house or both. Cities must also allow ADUs in existing structures such as detached garages, even older ones that sit closer to the property line than today’s rules allow. Sewer service, slopes, wetlands and shoreline rules can still limit a specific lot, short-term rental rules are set by each city, and building and energy codes still apply. We check all of it for your property during the feasibility visit.

How an ADU Project Runs

  1. Feasibility visit. We check the lot, setbacks, utilities and any existing structure.
  2. Design. Floor plan, finishes and engineering.
  3. Permits. We prepare and file the application and answer the city’s comments.
  4. Construction. Foundation, framing, utilities, insulation and interior finishes.
  5. Final inspection. Then the unit is ready to live in or rent.

ADU Questions

How many ADUs can I build on my lot?

On most residential lots in King, Pierce and Snohomish counties, at least two: attached, detached or one of each. Lot size, slope, sewer service and any critical areas decide what fits on yours.

Can I rent out my ADU?

Yes. In most cases you do not have to live on the property either. Short-term rental rules are set by each city, so check them before planning on nightly guests.

Is a garage conversion or a backyard cottage better?

A garage conversion usually costs less and moves faster because the shell already exists. A backyard cottage gives more privacy and design freedom. We price both when your lot allows it.

Room for Family, Rental Income or Both

Many owners build for family first and rent later. We design the unit to work for either use: its own entrance, kitchen and bathroom, and the fire and sound separation the code requires between the ADU and the main house.

Designed for Small Spaces

A good ADU feels bigger than its square footage: tall windows, built-in storage and a kitchen and bathroom laid out for daily use. If you would rather add space to the main house, see our home additions page.
